General terms and conditions of rental

Article 1: Validity of the contract
All bookings are considered definitive only if accompanied by payment of the deposit indicated on the booking contract, which is 30%.

Any booking made on the www.villas-ouest.com website implies consultation and acceptance of these general terms and conditions.

Article 2: Cancellation insurance is available and must be taken out within 10 days of booking. Here is the link to register and view the conditions:

Article 3: Arrival and departure times

The customer must arrive between 5 and 7 p.m. on the day of arrival and vacate the property by 10 a.m. at the latest on the day of departure. Please let us know if you plan to arrive after 7 p.m..

The lease terminates automatically on the date stated in the contract, without the lessor having to give notice.

The Tenant expressly undertakes to leave the accommodation completely vacant and to hand over the keys to the Landlord.

Article 4: The balance must be paid at the latest on the day of arrival in your accommodation. For stays in July and August, the balance must be paid 1 month before arrival. Any failure to pay the balance within this period will constitute a legitimate reason for cancellation.

Article 5 : Number of people
The maximum number of people using the accommodation is indicated on the contract, and may not exceed this number, except with the prior agreement of the lessor.

Article 6 : Animals
Small and medium-sized animals are allowed at a supplement of €18 per day per animal.

Article 7: Smoking
Please do not smoke outside, out of respect for the following tenants… and for your health.

Article 8: Cancellation of stay :

A cancellation insurance is proposed to you to mitigate the possible impossibility of coming.
Any cancellation must be notified to the lessor by registered letter. Only the date of receipt is taken into account.

In the event of cancellation by the customer :

from 60 days to 30 days: 50% of the rental amount is due to the lessor
less than 30 days: 100% of the rental amount is payable to the lessor.
in the case of holidays cancelled due to a government decision linked to the coronavirus, the deposit will be carried over to another period or refunded.
In the event of cancellation by the lessor:
In the event that the lessor is prevented from honouring his commitments due to force majeure, the lessor reserves the right to cancel reservations and refund all sums paid, to the exclusion of any other claim on the part of the customer.

Article 9: Security deposit

A deposit of €2,000 is required on arrival. This is not cashed and will be returned the week following your departure, after deduction of any damage or missing items. Should this deposit prove insufficient, the customer undertakes to pay the full amount. It also covers any additional cleaning services required if the condition of the rental property so requires. It can be paid by credit card directly on the site, by cheque, bank transfer or photo of the front and back of the credit card at your convenience.

Article 10: Services

Our prices are all-inclusive:

– a personalised welcome

– provision of household linen (bed linen, bath towels, bathrobes and pool towels)

– all utilities (water, electricity, gas, internet connection, pool and garden maintenance, etc.)

. wood for the fireplace in the villas.

. Pool water heated to 30°.

. Cleaning and change of bed linen once a week for longer stays.

Article 11: Visitor’s tax the community of communes asks for a visitor’s tax, the amount is 1.40 € for Sièck and Callot 1.60 € for all the other hirings per person and per day.

Article 12: Cleaning option
End-of-stay cleaning option: 250 € for villas Mélanie, Vent du Large & Dunes

180 € villas Lara & Plage

150 € Bréhat ,Sièck & Batz

90 € Callot

Even with the cleaning option, the bins must be emptied and sent for sorting.
Without the cleaning option I ask you to undo the beds, to collect the towels and bathrobes, the kitchen, crockery and household appliances must be clean with bins emptied and deposited in the sorting points.

Furniture and decorative objects must be in the same place as when you arrived.

If this is not done correctly, the amount corresponding to the cleaning will be deducted from the deposit.

Article 13: Occupation of the rental property

The customer shall occupy the rental in a peaceful manner and shall avoid any noise likely to disturb the neighbours.

The rental may not be sublet, even free of charge, without the written agreement of the lessor.

Article 14:

Tents, marquees, caravans and camper vans are strictly forbidden on the property.

Article 15: Holiday insurance

The tenant is obliged to insure the gîte he is renting, as he is responsible for any damage caused by his own actions. He must be covered by a holiday insurance policy for these various risks. A certificate of insurance may be requested on arrival, failing which this rental contract commits the tenant in full to his responsibilities.

Article 16: Accidents

The owner accepts no responsibility in the event of an accident in the pool on the swings, bicycles or other equipment.

Children are under the supervision of their parents or guardians.

Article 17: PRIVACY – PERSONAL DATA

All personal data collected on the site is treated with the strictest confidentiality. We remind you that you have the right to access, modify, rectify and delete data concerning you:
